Overview

The validation requirements list explains which documents must be submitted with a planning application and what information each document needs to include, such as the plans required for different types of applications and the details that must be shown on those plans.

As part of a review of our planning validation requirements, we are consulting with stakeholders on proposed changes to the Validation Checklist. Feedback received will be considered before the checklist is finalised and published.

Set out below is a summary of the key proposed additions and changes to the validation requirements. We welcome your views on these proposals:

> Clearer structure and presentation

  • Reorganisation of the document to improve clarity and consistency
  • More consistent tables and headings across application types

> Introduction of an incomplete applications policy

  • Clearer explanation of how the Council will manage applications where requested information is not provided

> Expanded guidance on planning fees and additional charges

  • Updated reference to planning fees
  • Explanation of related contributions and levy requirements where applicable

> Clearer Biodiversity Net Gain (BNG) requirements

> Tighter technical standards for plans and documents

  • Clarification of acceptable formats for electronic submissions
  • Emphasis on clear labelling and logical file naming

> Expanded guidance for householder applications

  • Clearer triggers for when additional drawings are required
  • Green Belt volume calculation requirements made clearer

> Enhanced list for prior approvals and prior notifications

  • Clearer distinction between statutory requirements and additional supporting information
  • Direct links to relevant permitted development legislation

> Expanded requirements for major development

  • Introduction and formalisation of additional documents

> Clearer triggers for environmental and amenity assessments

> Updated photographic evidence requirements

  • Clarification on when internal photographs may be required
